The Chicago City Council has approved a residential development at 3731 N. Sheffield. Planned by Mangan Builders, the project site is located just north of Wrigley Field, midblock between W. Waveland Ave and W. Grace St.
With Jonathan Splitt Architects on board, the development will renovate an existing three-story home while building a four-story addition next to and on top of it. Set to hold 8 residential dwellings the unit mix will consist of 3 two-beds, 3 three-beds, and two duplex four-bedrooms.
Rising 49 feet tall, the building is designed with the four-story addition sitting to the north of the existing structure, rising above and on top of it. The new portion will be in contrast with the existing home, clad in dark brick and metal paneling. The existing bay windows will be opened up and turned into balconies, giving every unit access to a balcony.
Residents of the project will have access to four exterior car parking spaces and two interior parking spaces accessed from the alley. A bike room will be included in the basement.
With City Council approval, the site will be rezoned from the current RT-4 to RM-5. The development can now proceed with permitting and construction. A timeline for the project is currently unknown.
