A seven-story office project slated for the southeast corner of Lake and Green streets in Fulton Market took a key step forward when it earned the support of the Chicago Plan Commission on Thursday.
Developed by Sancerre Capital, the proposed building would replace the existing two-story structure that's home to BLVD Steakhouse and a small parking lot. Sancerre's Frank Callero and Steven Zaleski own BLVD and intend to use the neighboring lot for outdoor dining in the meantime.
The brick and glass-clad development comes from Chicago architecture firm Eckenhoff Saunders and will rise to a height of 109 feet. The boutique development is flanked on two sides by the much larger and soon-to-open office complex at 167 Green Street.
The plan includes no on-site parking but calls for 7,600 square feet of ground-floor retail. The space could be used as a new home for the BLVD restaurant, but nothing is confirmed, Carla Agostinelli of the West Loop Community Organization told Urbanize.
The Chicago City Council still needs to vote on the zoning change. If all goes as planned, the developers hope to start construction in the fall or next spring if they can find a tenant for the building.
Meanwhile, just across the street, a different developer recently demolished a pair of older brick buildings to make way for a 21-story, 476-room hotel tower approved for 800 W. Lake Street.
