In North Center, developer Campbell Street Asset Management Inc. hopes to redevelop a strip mall and parking lot at the southwest corner of Irving Park Road and Seeley Avenue into a five-story mixed-use building containing 44 rental units. 

Campbell Street's proposal isn't the first plan for the site to be considered by Ald. Matt Martin (47th). Developer James Jaeger proposed a four-story, 12-unit condo building for the site but Martin rejected a zoning change for the project in early 2020 after neighbors complained it didn't fit the look of the block, according to Chicago Block Club.

The current proposal is traditional in appearance compared to its unsuccessful and more contemporary-looking predecessor. The design, which comes from Space Architects + Planners, features a masonry facade, a set-back upper level, and a decorative clocktower on the northeast corner.

Rents will range from $1,100 to $2,400, according to an email from Ald. Martin's office. To comply with Chicago's Affordable Requirements Ordinance, the developer will provide four units for households earning up to 60 percent of the Area Median Income plus another four units offered at 100 percent of the AMI.

The project is requesting a zoning change from B1-1 to B2-3. Campbell Street is under contract to purchase the strip mall at 2035 W. Irving Park Road, contingent on receiving the zoning change.
