Construction crews have topped off a 12-story office building rising at the southeast corner of Fulton and Aberdeen streets. Dubbed 1045 On Fulton (previously 1043 W. Fulton), the 147-foot-tall project comes from co-developers Fulton Street Cos. and Intercontinental Real Estate, which are building the project "on spec" without a tenant signed.
The site was originally envisioned as a hotel development back in 2019, but eventually evolved into a 150,000-square-foot all-office concept. Power Construction broke ground on 1045 On Fulton late last year. With the structure at its final height, work will shift to installing the exterior cladding and completing the interior office build-out.
The design from Hartshorne Plunkard Architecture (HPA) is fairly typical of new construction in the area and features masonry lower floors meant to evoke the surrounding historic district and glass-clad upper levels set back from the street. It includes a tenant lounge and a roof-top terrace, ground-floor retail space, bike storage, and 35 parking spaces in an underground garage.
Fulton Street Cos. has been very busy post-pandemic. The developer is currently seeking approval for a 10-story office development at nearby 917 W. Fulton as well as a 414-foot-tall apartment tower at 1201 W. Fulton. The company is also eyeing 1.1 million square feet of apartments and offices for the 1200 block of West Fulton dubbed "Fulton Square," Crain's reported.
