TimeLine Theatre Company has received final zoning approval to construct its new $35 million performing arts center in Uptown. The Chicago City Council approved a zoning change for the site at 5033-35 N. Broadway from B1-2 Neighborhood Shopping District to C2-5 Commercial District.
The parcel is currently occupied by a parking lot and a vacant 100-year-old warehouse that will be partially incorporated into a new building covered in precast panels and a glass curtain wall. Designed by HGA Architects and Engineers, the project will be built in two phases.
The first phase, located closest to Broadway, calls for a 250-seat theater, a rehearsal hall, an art gallery, a lobby, a cafe, and educational facilities. At the rear of the property, the project's second phase will start construction later, once the CTA's Red-Purple Modernization project is complete. It includes a second theater space with 150 seats.
The project is seeking a transit-oriented development (TOD) designation due to its proximity to the Argyle station. TimeLine is currently negotiating a long-term lease for approximately 100 spaces in an existing nearby garage to be used by both staff and patrons.
"[TimeLine Theatre] is going to be a huge asset in our community," said Ald. Harry Osterman (48th) at last week's meeting of the Committee on Zoning, Landmarks, and Building Standards. "It's going to bring in people to support the local businesses, and TimeLine has agreed to work with our local schools to provide partnerships. We had an extensive community process, and the community support was overwhelming."
The first phase of the Uptown project is expected to open in 2024. In the meantime, TimeLine Theatre Company will remain at its current 99-seat theater located at 615 W. Wellington Avenue in Lakeview.
