The Community Development Commission has approved the sale of two vacant parcels in Bronzeville. Addressed at 539 and 541 E. 46th St, the two typical lots are located midblock along E. 46th St. The developer, R&D Builders LLC, will purchase the properties from the city for $130,000.
Placed next to a lot currently owned by the developer, the project will use the three combined lots for three new single-family homes. Designed by MJC Architects, the design of the new construction will be similar between each one. The wood-frame structures will be clad in a face brick veneer with limestone accents. Aluminum cornices will top the structures.
Each home will feature 5 bedrooms across two upper floors and a finished basement. Detached garages will be built at the rear of each home along the alley. The homes are expected to sell for between $675,000 and $700,000.
The homes will be built under the existing RT-4 zoning for the parcels, so no further city review will be necessary. The City Council will need to sign off on the land sale before the developer can officially acquire the parcels. No official timeline for the construction has been identified.
