A construction permit has been issued for the first building in the Park Boulevard Phase 3B project. Located at 42 W. 37th St, the new construction is part of a larger plan to redevelop the site of the former CHA Stateway Gardens housing projects. With a design from Johnson and Lee Architects, the new construction will consist of a five-story poured-in-place concrete residential building. The structure will hold 40 residential units with 23 exterior parking spaces and 11 interior parking spaces. The ground floor will hold interior parking, a mailroom, bathrooms, and the elevator lobby. The unit mix consists of two studios, 12 one beds, 25 two beds, and one three-bedroom dwelling.
As part of the larger Park Boulevard Phase 3B, this structure will be built alongside a companion building that will, between the two, total 80 units of housing. Four units will be targeted at income levels at or below 60% AMI. 64 apartments will be targeted for income levels at 60% AMI, with 36 of those positioned as CHA units. Totaling 68 affordable residences, the remaining 12 will be market-rate. The affordable units are expected to be split evenly between the two buildings.
As reported by Chicago YIMBY in June 2021, the project has received $6 million in TIF money from the city, with caisson permits issued in July. With full building permits in hand, general contractor Walsh Construction can proceed with construction through completion.
