Permits have been issued for a commercial development located at 801 W. Belmont Ave. Located in Lakeview, the project has also been addressed at 3179 N. Clark St. Sited on a corner lot, the project site is bound by N. Clark St, W. Belmont Ave, and stretches to N. Halsted St. A two-story masonry bank building that previously stood on the site has been demolished after permits were issued in August 2021.
Planned by Hubbard Street Group, the new construction will produce a two-story commercial development. Rising 48 feet, the building will include approximately 59,000 square feet of new retail or commercial space. Over 20,000 square feet of that will be located on the ground floor with an approximate frontage of 295 feet along W. Belmont Ave.
Designed by Hirsch MPG, the building will feature underground parking for tenants and visitors, providing 87 spaces. The garage will be accessed off of N. Clark St, with loading accessed off of N. Halsted St.
Built as-of-right, the project is flying under the radar of city review, requiring no input from City Hall. Despite being an arguably historic structure, the previous bank building on-site did not have a color-rating in the Historic Resources Survey and was not subject to the demolition delay. A timeline for the construction has not been announced.
