Developers revise plan for 640 W. Irving Park

KGiles LLC and CA Ventures have presented a revised plan for their proposed senior living development at 640 W. Irving Park. Located on the site of the Immaculata High School, the project is located along N Marine Drive, between W Irving Park Road and W Bittersweet Place.

With a design from Perkins Eastman and Level Architecture, the revised plan calls for a 22-story senior living tower rising from the parking lot of the school campus. The development would deliver a total of 437 units, with 96 parking spaces provided in the tower. 22 parking spaces will be included on a surface lot off of W. Irving Park Rd. 

This revision comes after the development team received neighborhood opposition to their original plan for a 27-story tower that would deliver a total of 495 units. As part of the revisions, more two-bedroom units will be included in the project and parking spots have been incorporated for some of the neighbors across the street. 

Within the existing school buildings, the interior will be converted to 245 typical apartments. Of those, five will be two bedrooms with the best as studios and one-bedrooms. The senior living tower will include 192 apartments and will include 60 assisted living units and 32 memory care rooms. 20% of the overall unit count, or 69 units, will be designated as affordable, with 49 of them in the school buildings and 20 in the tower. 

The design of the tower has also undergone changes. With a height cut of 64 feet, the new facade will be clad with a significantly larger ratio of masonry. The podium has been more distinctly articulated with darker materials and masonry, while the tower has been modulated with solid panels interrupting the steel and glass expression. 

The proposal still needs approval from the community and the alderman before the project can push ahead with city approvals. A timeline has not been established for the development.
