A local developer is planning a small-scale luxury condominium development located at 3035 N. Sheffield. Proposed by Property People LLC, the new project is planned along N. Sheffield Ave just north of W. Wellington Ave and the Wellington CTA Brown Line stop. Currently, the site is occupied by a single-family home.
With a design from Axios Architects and Consultants, the development will tear down the existing single-family home and replace it with a four-story condominium building. Rising 45 feet tall, the building’s facade will be made up of brick, fiber cement paneling, and aluminum cladding.
Planned to hold three luxury condominiums, the first unit will be a duplex down priced at $1.1 million, a simplex for $775,000, and a duplex up for $1.3 million. At the back of the lot, a 3-car garage will serve the residents and will be accessed from the alley.
The developers will be seeking a zoning variance to allow residential use on the ground floor, Additionally, they will also be seeking a variance to increase the garage size from 480 square feet to 525 square feet. A timeline for completion is currently unknown.
