Sterling Bay breaks ground at 360 N. Green

Sterling Bay has broken ground on their most recent office development at 360 N. Green. With a foundation permit issued for the construction, the project recently broke ground with Taylor Excavating and Construction prepping the former surface parking lot for caissons. Located just north of the Metra tracks, the building overlooks the corner of N. Green St and W. Kinzie St. 

Designed by Gensler, the 25-story building will deliver 495,000 square feet of office space, with ground floor retail space and 90 parking spaces. Rising 399 feet, the tower underwent design changes to transition from larger floor plates tailored to technology firms to smaller floor plates tailored to professional services firms. With a 15-year lease for 250,000 square feet of office space, the building will be the new home of Boston Consulting Group.

Future office tenants will have access to outdoor space on each level with terraces that link north to south at either ends of the service core. At the top, the northern portion will rise a couple of floors taller, while the southern portion of office floor plates will terminate with a rooftop amenity deck.

Reducing the footprint of the tower in the redesign, the site now has 38,000 square feet of outdoor public space. With a design from Site Design Group, the landscape features a wandering path that spans the site east to west along its southern boundary. A landscaped berm shields the space from the Metra tracks while enhancing the greenery of the space. Outdoor seating options will be incorporated for potential food and beverage tenants in the retail space that faces south into the public open space.

With permits in hand and ground broken, general contractor Power Construction can push ahead on the $288 million construction. The building is slated for a 2024 delivery.
