Residential development proposed at 3339 N. Ridgeway

A residential development has been proposed at 3339 N. Ridgeway. Located on a midblock parcel, the project site is located between W. Roscoe St and W. School St. Wentworth 39 LLC, who is the developer behind the proposal, will demolish the existing three-story three-flat that occupies the property.

Designed by Vari Architects, the new two-story building will have five residential units and 5 parking spaces at the back of the property. Three of the units will be duplex downs occupying the ground floor and basement. Two simplexes will occupy the second floor, with access up to private roof decks. All of them will have three bedrooms and outdoor decks.

Reaching 25 feet in height, the brick structure will be clad in face brick with limestone banding and copings. The patios will have painted metal railings.

The developer is seeking to rezone from RS-3 to RT-3.5, which will require approvals from the Committee on Zoning and full City Council.
