A piles only permit has been issued for Evergreen Garden, a senior living development at 2128 S. Tan. Located in Chinatown, the property is currently vacant and sited between S. Princeton Ave and S. Wells St with Ping Tom Park to the north on the other side of the train tracks. Tan Court Development LLC is the developer behind the project.
Evergreen Garden is a new 110-unit condominium development positioned to attract and support area seniors. The building is designed to facilitate an independent lifestyle for residents aged 62 or above. The amenity program enhances social connection and supports an active lifestyle by incorporating indoor and outdoor spaces such as a recreational room with a kitchen, outdoor patio and garden, and dedicated bike storage.
Designed by FitzGerald, the architectural concept brings a modern aesthetic that incorporates design cues from the surrounding community. Large windows provide ample natural light in units and amenity spaces. High quality façade materials such as brick and metal panel accents are used throughout the building’s exterior and help to enhance the streetscape along Tan Court.
The project contains an EV charging station—with infrastructure for future expansion, enhanced landscaping which incorporates native plant varieties, and water saving plumbing fixtures per Chicago Sustainable Development Policy features and has been designed to earn the Energy Star through the use of energy-efficient mechanical systems and high-performance windows.
With the piling permit issued, general contractor MPI Contracting can begin working on the development. A full building permit has also been filed and is awaiting issuance.
