The Committee on Zoning has approved a rezoning for a revised development plan for the existing structure at 2222 S. Michigan. Developed by Hudson Michigan Avenue Owner LLC, the proposal looks to adaptively reuse an existing historic three-story building that stands as part of the historic Motor Row District. Located just south of E. Cermak Rd, the building spans all the way from S. Michigan Ave to S. Wabash Ave.
At the beginning of 2023, City Council approved a development plan for the project that included 18 hotel keys and 38 co-living units managed by Common Living, a restaurant operated by Stephen Gillanders, an event space, a basement speakeasy, and rooftop entertainment space.
With FitzGerald in charge of the design, the existing structure would be preserved and restored, with a one-story addition added onto the top of the building. No new drawings or renderings have been shared for the revised scope of the project.
The project received provisional approval for $10 million in TIF funding in 2023. That financing has been approved and will still be provided for the revised development.
With approval from the Committee on Zoning secured, the request to rezone from PD 1558 back to the underlying DS-5 will head to City Council for final approval to allow for the revised development plan. Permits have been submitted for the construction and are awaiting issuance.
