Renderings have emerged for a new office tower being proposed at 590 W. Madison. Planned by developers Third Millennium Group and Hines, the project would replace a surface parking lot at the northeast corner of W. Madison St and N. Jefferson St.

Designed by Goettsch Partners, the 28-story, 665,000 square foot office building would have a series of cascading exterior terraces that step down around the building, carving the massing into three main volumes on top of a stepped podium. The building would provide 605,000 square feet of office space, 50,000 square feet of amenities, and 10,000 square feet of retail space.

Amenities for office tenants would include sports courts and a climbing wall in a space with tall windows providing skyline views. Details on potential parking in the building have not been revealed.

The developers have begun seeking tenants for the building, but it is unclear how much space would have to be pre-leased before construction would begin. The project would potentially require an update to the site’s Planned Development to proceed. A timeline for the project is currently unclear.
