BGO, a leading global real estate investment manager, has completed an $8 million amenity center within its Class A, LEED® Gold certified office building at 200 W. Madison in Chicago. Designed by Gensler, the state-of-the-art amenity center has contributed to a surge in leasing activity at the building. CBRE has arranged 189,000 square feet of new leases and renewals over the past 16 months across 20 transactions.
The leasing team has completed 84,443 square feet of new transactions including Wallace Miller, Sanchez Daniels & Hoffman, NOVO Advisors, Aerotek, Beyond Risk, and Houlihan Capital, as well as 105,068 square feet of renewals and expansions including The Hartford Insurance, UB Greensfelder LLP, PJT Partners, Pinnacle Actuarial Resources, Inc., Dehay & Elliston, Crystal Equation Corporation, and Savant Capital.
The full-floor amenity center includes a fireplace lounge and co-working areas, a fitness center with top-of-the-line equipment and locker rooms with showers, conferencing center, large boardrooms and a game room equipped with a golf simulator, pool table and shuffleboard. The space is professionally managed and operated by The Experience Group, with monthly events for tenants and a dedicated team to help tenants execute their own events and experiences.

Among several sustainability credentials it has achieved, 200 W. Madison is the first building in Illinois, and the second worldwide, to have secured LEED® Gold certification using the new LEED® Dynamic Plaque™.
Over the past year, BGO delivered two MIRO (Move-In Ready Office) suites in the building, and leases were executed within the first month of delivery for both, further highlighting the demand for well-designed, readily available space in buildings that are highly amenitized and located near transit.
Approximately 133,000 square feet of space is available in the building, with spaces ranging from 2,000 square feet up to 75,000 square feet.
