Two demolition permits have been issued to clear the way for a new industrial development planned at 2519 W. Fulton. Planned by Range Group and HSA Commercial Real Estate, the developers recently acquired the 2.25-acre site within the Kinzie Planned Manufacturing District on Chicago’s Near West Side.

With Chicago-based ARCO/Murray serving as the design-build general contractor for the project, the new 35,000-square-foot small-bay warehouses will be able to accommodate multiple tenants or a single user and will offer 28-foot clear heights, individual drive-in doors, drive-in docks capable of accommodating 40-foot trucks and secured automobile parking.

The warehouses will be less than a mile from the Dwight D. Eisenhower Expressway and approximately 3 miles from the Jane Byrne Interchange, where the Eisenhower, Kennedy and Dan Ryan expressways converge. They are also within walking distance from stops along CTA and Metra rail lines.

With demolition permits issued, demolition contractor Atlas Industries will demolish the existing structures at 2519 W. Fulton and 2520 W. Lake to make way for the new construction. Once demolition is complete, work on the new warehouses is expected to begin and be completed sometime in 2026.
