A 56-story mixed-use tower is being planned at 669 N. Michigan along the Mag Mile. Planned by AMLI Residential, the project site is located at the northeast corner of N. Michigan Ave and E. Erie St. The development would replace three existing buildings on the site that are currently home to a Converse and a Nike store.

Designed by SCB, the new 56-story tower would stand 668 feet in height with 498 residential units, 26,531 square feet of retail space across two floors, 199 car parking spaces, and 200 bike parking spaces. The building’s unit mix will include 248 studios, 152 one-beds, and 104 two-beds. To meet 20% affordable units required per the ARO, the project will have 50 units set aside as affordable with an additional fee in-lieu paid to cover the remaining 10%.

The building’s design uses a contemporary architectural vision to integrate with the surrounding urban fabric of the Magnificent Mile. Designed with a sleek, modern aesthetic, the building features a vertical arrangement of glass facades and metal accents, creating a visually dynamic rhythm that captures light and reflects the vibrancy of its urban context.

The podium levels activate the streetscape with 1st and 2nd floor retail space, creating a pedestrian-friendly experience along Michigan Avenue and Erie Street. The transparent façade at street level invites interaction, showcasing vibrant storefronts and a dynamic mix of retail and dining options. The building’s frontage incorporates existing landscaping to foster community engagement and enhance the pedestrian realm.

Above the retail podium, the residential tower is designed as a slender vertical tower which provides expansive views of the city and Lake Michigan, while the design maximizes natural light and ventilation for its residents. Residents will have access to a full floor of indoor amenities and an outdoor rooftop amenity deck on the ninth floor atop the podium. Another full floor of amenities will be included on the 41st floor.

To allow for the project, the development will need to establish a Planned Development within its existing DX-16 zoning. The developer is seeking to pay approximately $5 million into the Neighborhood Opportunity Fund for a 6.2 FAR bonus. Approvals will be needed from the Chicago Plan Commission, Committee on Zoning, and City Council.
