A residential development is being proposed at 1728 N. Clybourn in Lincoln Park. Planned by Contemporary Concepts Inc, the project site is located midblock along N. Clybourn Ave between W. Concord Pl and N. Sheffield Ave and is currently vacant.
Designed by Eckenhoff Saunders, the new construction would be a four-story building with 59 residential units, 18 parking spaces, 59 bike parking spaces, and no commercial space. To meet affordability requirements, 12 of the units will be set aside as affordable.
On the ground floor, the project’s mechanical spaces will be grouped to the south end of the building with the residential entry next to it in addition to a coworking space, fitness center, and bike parking. The remainder of the ground floor will be home to 11 residential units as there is no commercial space in the building. Along the alley, there will be 18 car parking spaces and a loading space.
On the upper floors, typical floors will have 18 units per floor while the fourth floor will have larger three-bedroom and four-bedroom units. With a total of 59 units, there will be 10 studios averaging 463 square feet, 3 one-beds averaging 640 square feet, 37 two-beds averaging 905 square feet, 5 three-beds averaging 1,218 square feet, and 4 four-beds averaging 1,501 square feet. Select units will have private balconies either integrated into the front facade or hanging off the back of the building facing the alley.
On top of the building, there will be an indoor rooftop amenity space in addition to outdoor space that include grilling stations, seating, a turf area, and a padel court.
Standing approximately 60 feet tall, the building design breaks up the 216-foot street frontage with three distinct facades that are divided by inset residential balconies. All three sections will utilize a brick facade design but use three different colors of brick to differentiate the portions of the building. On the ground floor, the first floor apartments will be inset back from the front of the building and screened with fencing and greenery.
To allow for the project to move forward, the developer is seeking to rezone the site from B1-2 to B2-3. If approved, the developer plans to begin construction in Spring 2026 and wrap up one year later in Spring 2027.
