Mixed-use development breaks ground in Naperville

Developer Hines recently celebrated the groundbreaking of 1200 Diehl Rd, their latest mixed-use development in Naperville, IL outside of Chicago. Located at an infill site at the highly visible intersection of Diehl Road and Freedom Drive, the property benefits from convenient access to nearby food and beverage options, grocers, hospitality and office density, fostering a true mixed-use environment.

This project will address a clear supply-demand imbalance and contribute meaningfully to the vibrancy of the surrounding mixed-use environment.”

Designed by Antunovich Associates, the new development will be a five-story mixed-use development featuring 306 homes, 15,000 square feet of retail, and 652 parking spaces. Homes will range from studios to three-bedroom units and will feature best-in-class finishes, including Quartz countertops and tile backsplashes, stainless steel appliances, hardwood-style floors, roller window shades, and tech-enabled apartment entry and thermostats. 

Residents will have access to amenities including a south-facing pool deck with cabana and chaises; a generously sized co-working lounge; a hospitality-style lobby and leasing office; a club room with a TV wall, fireplace and seating; a golf simulator; and a fitness center with outdoor connectivity. Additionally, the site is connected to a walking path that circles a nearby detention meadow, which will be upgraded with new pavement and benches for a unique and natural resident amenity.

The development was partially funded through Hines U.S. Direct Investments (“HUSDI”). HUSDI is a private placement program that connects financial professionals and their high-net-worth clients with one-off development opportunities.
