A condo development is in the works at 1282 W. Washington in the West Loop. Planned by ZSD Corp and Corwin Partners, the development is being planned for a midblock site along W. Washington Blvd between N. Elizabeth St and N. Ada St that is currently occupied by a one-story structure that would be demolished.
With renderings released via Corwin Partners’ Instagram page, the development is expected to take shape as a five-story building that will have a collection of 16 new condominiums. The units are expected to be three-, four-, and five-bedroom layouts with family rooms, home offices, and expansive private terraces. Each residence will have a private elevator with entry foyer and two heated garage parking spaces, providing the amenities likened to single-family living.
The building as shown in the renderings is designed with a light-toned masonry exterior with vertical masonry piers laid out symmetrically on the front facade and texture added through brick detailing. Private terraces will be integrated into the front corners of the building, and the main residential entry will be centered on the front facade.
With prices set to range from $1.7 million to $4 million, the newly planned condominiums are now being offered for sale to prospective buyers. While it is unclear what city approvals may be needed for the scope of the development, the developers are advertising that deliveries will begin in Fall 2027.
