The developers behind the recently announced mixed-use development at 2800 N. Sheridan have come back to the community with a larger proposal, increasing the tower by four floors, adding units, medical office space, and a health club in the building. Planned by Chicago Development Partners and Continuum Capital, the project site is located at the northwest corner of W. Diversey Pkwy and N. Sheridan Rd. The site includes the vacant medical building at the northwest corner of Sheridan and Diversey as well as the adjacent parking lot to the north.
Designed by Antunovich Associates, the revised proposal would increase the mixed-use building to 28 stories with 355 units (up 52 from the original 303), 10,559 square feet of retail space, 10,000 square feet of medical office space, a 25,000-square-foot health club, 152 parking spaces, and 366 bike parking spaces. To meet affordable requirements, 20% of the units would be set aside as affordable.
Rising 324 feet tall, the building’s tower massing has been designed as three connected volumes that stagger in plan to angle the long facade of the building to face southeast towards Lincoln Park and Lake Michigan. Resident balconies are placed into the corners created where the staggered volumes connect.
With four more floors in this revised scheme, the proportions of the building have been kept largely the same, simply adding more typical floors within the main shaft of the tower. The attached structure on the northern parcel has also grown in size, adding 10,000 square feet of medical office space on the second floor screening the parking garage, and a full additional floor on top planned for a 25,000 square foot health club. The masonry structure has been modified by adding two-story glazing at the office space and health club outlined by a white metal panel framing element.
The main building’s ground floor will have 10,559 square feet of retail space facing W. Diversey Pkwy and wrapping the corner onto N. Sheridan Rd. The residential lobby with mail room and leasing offices fronts N. Sheridan Rd. Mechanical space and the loading dock occupy the rest of the ground floor. Parking and bike parking will be located on the first two floors of the building on the northern parcel.
On the second floor, 8,700 square feet of amenity space will face south and east with an outdoor terrace facing south towards Lincoln Park. The back of the second floor will have four residential units facing north.
Above, the third floor will be the first typical residential floor with 15 units per floor, and typical floors will continue up through the 23rd floor. Floors 24-27 will have larger units, with only nine units per floor. In total, the 303 residential units will include 54 studios, 36 convertibles, 109 one-beds, 45 one-bed plus dens, 47 two-beds, and 12 three-beds.
The building will be topped out with the 28th floor, which will be a full amenity floor. There will be 5,200 square feet of indoor amenities in addition to a large outdoor roof deck with a pool.
In addition, the development team has committed to preserving the two historic Egon Weiner “Brotherhood” sculptures currently located on the site. They will either keep the sculptures on site as part of the new development, or partner with the Chicago Park District or another organization to place them on display elsewhere in the city.
To allow for the scope of the project, the developers are seeking to rezone the site to B3-5. The site is currently part of a Planned Development and will likely need its own new Planned Development or amend the existing one to move forward. Alderman Lawson of the 44th Ward will need to approve of the proposal before the developers could seek official approvals from the Chicago Plan Commission, Committee on Zoning, and City Council.
