A full building permit has been issued for a mixed-use development at 4301 N. Milwaukee. Planned by 4301 Milwaukee LLC, the project site is located at the intersection of N. Milwaukee Ave and W. Cullom Ave. The property is currently vacant.

Designed by Warman Olsen Warman at the time of the project’s zoning change back in 2020, the building permit now lists Red Architects as the architect for the project. The new four-story, mixed-use building will rise 49 feet with nine dwelling units, 2,300 square feet of ground floor commercial space, 14 parking spaces, and 7 bike parking spaces.

The project’s ground floor will have the retail space facing N. Milwaukee Ave and wrapping the corner to W. Cullom Ave, with the residential entry next to it on W. Cullom Ave. The remainder of the ground floor on the eastern half of the floor plate is planned to have an interior garage with the 14 parking spaces and 7 bike parking spaces. This garage will be accessed via a curb cut on W. Cullom Ave.

On the upper floors, the nine residential units will be divided up with three apartments per floor and a unit mix of six two-beds and three three-beds. Residents will have private balconies in their units as well as access to a shared rooftop deck.

With the full building permit issued, general contractor Chicago BG Stone LLC can begin construction of the new development and work through completion.
