The Chicago Department of Planning and Development has announced the selection of a $23 million mixed-use development as the winner of a RFP by the department for a 0.84-acre site in Auburn Gresham. Located at 8676 S. Vincennes, the project site is a vacant lot along S. Vincennes Ave bounded by W. 86th Pl to the north and W. 87th St to the south.
“This project maximizes the site’s proximity to the train and bus lines with much needed mixed-income homes and space for neighborhood-serving retail,” Commissioner Boatright said. “After decades of vacancy, the site’s going to start serving the people of Auburn Gresham once again.”
Planned by GonSosa Development, the project will take shape as a four-story mixed-use building. Designed by JP Architects, the 65,812-square-foot building will have 46 mixed-income apartments across the upper three floors with a mix of one-beds, two-beds, and three-beds. The ground floor of the building will have the building’s residential lobby as well as 12,000 square feet of retail space. Outdoor parking for 22 vehicles would be provided at the rear of the property.
The proposal was one of three responses to an October 2025 DPD Request for Proposals (RFP) for the site’s transit-oriented redevelopment. According to DPD, submissions were evaluated based on the proposed concept as well as the development team’s financial capacity, relevant experience and overall project feasibility, among other factors.
The site, which has been vacant for more than 25 years, will be sold for its market value of $110,000. Potential city assistance could include up to $5.25 million in grant funding to support eligible development costs.
