Leasing begins for North Tower at 400 Lake Shore Drive

Related Midwest has announced the start of leasing for the North Tower of 400 Lake Shore Drive, the 72-story residential tower in Chicago’s Streeterville neighborhood. Once complete in March 2027, the 857-foot high-rise will deliver 635 rental apartments to the prominent waterfront site.  

Designed by Skidmore, Owings & Merrill (SOM), the residential tower features a distinctive waterfall profile, with outdoor terraces defining a series of setbacks. Set at an angle to the future South Tower, the two towers together preserve sightlines for residents while forming a dynamic new gateway to the city. Their exteriors draw on Chicago’s architectural heritage, including a reimagined Chicago bay window and metal detailing that evokes the rippling surface of Lake Michigan. 

400 Lake Shore Drive’s North Tower comprises two distinct rental offerings: The Collection, spanning floors three through 43, and The Residences, occupying floors 46 through 70. Each will feature its own dedicated lobby entrance and design aesthetic while sharing access to more than 30,000 square feet of amenities. The Collection will include 520 residences ranging from 520 to 1,240 square feet, in a mix of studio, convertible, one- and two-bedroom plans. The Residences will include 115 one- to four-bedroom residences ranging from 1,010 to 3,740 square feet.

Building interiors were designed by March and White Design (MAWD), incorporating refined modernism rooted in Chicago’s architectural legacy. Luxury is expressed through material quality, craftsmanship and detail resolution, particularly in spaces like kitchens and baths.

All residents at 400 Lake Shore Drive have access to the 400 Club, more than 30,000 square feet of amenities designed for work, gathering, entertaining and well-being.

A waterfront pool deck along the Ogden Slip anchors the Terrace Garden, and an adjacent amenity deck featuring outdoor kitchens, seating areas, fire pits and landscaping. On the second floor, the Horizon Lounge offers social seating with views of the Ogden Slip, a piano and richly upholstered furniture, while the DuSable Library provides private study and meeting rooms alongside open seating areas. The Lake Shore Club Room, also on the second floor, is a reservable entertainment suite with a catering kitchen.

On the 45th floor, the Solarium offers a sun lounge and outdoor deck with sweeping western-facing views. Sky Fitness, also on level 45, is the highest full-floor residential fitness center in the city, complete with training, cardio and strength areas; studio space for yoga, barre and stretching; and a sauna. 

Additional amenities include an outdoor dog run and indoor pet grooming spa, bicycle storage, overnight guest suites and resident storage lockers. The building offers private lobbies with heated canopies and 24-hour attendants, two motor courts with access from Lake Shore Drive and North Water Street, and three levels of underground assigned parking with electric vehicle charging stations.

At ground level, Hexe Coffee Co., a cafe and coffee shop located at 458 E. North Water St., anchors the development's retail presence along the river. A rear patio will allow patrons to enjoy views of the Ogden Slip. 

The community’s vibrant public realm spans 4.5 acres of open space, including a public plaza with curated art installations. Founders Way, a landscaped pedestrian passage, will extend the Chicago Riverwalk under Lake Shore Drive and connect to the Lakefront Trail and the Chicago Park District’s newest park, DuSable Park, a 3.3-acre green space east of Lake Shore Drive.

With LR Contracting and BOWA Construction leading the construction, the North Tower is set to be delivered in March 2027.
