A full building permit has been issued for 140 N. Ashland. Located at the intersection of N. Ashland Ave and W. Lake St, the existing building was previously the home of the Women’s Treatment Center, who sold the site as they planned to downsize their operation. Marquette Companies is the developer behind the new mixed-use project planned for the site.
Designed by Brininstool + Lynch, the new development will build a 12-story residential building that connects to an existing 1920s building at the south end of the site. Rising 154 feet tall, the development will hold 210 dwelling units, with ground floor retail and amenity space. The residential unit mix will include studio, one-, two-, and three-bedroom residences.
The building will meet the street with a two-story base topped by a 10-story residential component setback 15 feet from the street. The facade will be clad with fiber cement panels, using one color with three different tones to reference the limestone of the existing building.
The residential entry will project out over the sidewalk to define the entrance, while the retail entrance will be inset at the corner of the building. Coworking amenity space will be placed along N Ashland Avenue for tenant use, with 62 parking spaces located behind it on the ground floor and basement. The 12th floor will offer additional tenant amenity space including a roof deck.
The project plans to meet sustainability requirements by earning the Energy Star certification, exceeding the energy code by 10%, using green roofs, being in proximity to transit, installing EV charging stations, providing a CTA digital display, and ensuring the diversion of 80% of construction waste. The development will meet affordability requirements by providing 15% affordable housing. The first 10% of units will be located on-site, with the final 5% either onsite or offsite. The 15% will total 32 units.
With all permits issued for the project, general contractor Power Construction can move forward with construction through completion. An official timeline for pre-leasing and move-ins has not been announced.
