A full building permit has been issued for the construction of 166 N. Aberdeen St. Led by Greystar, the new project will replace the now-demolished Fabbri Sausage Factory. Greystar recently bought the project from MCZ Development for a reported $16.6 million. As reported by Chicago YIMBY, construction has already begun on the foundations and the tower crane has been erected.
With a design from SCB, the development will produce a 21-story tower. Rising 241 feet, the mixed-use building will produce 224 apartments with ground floor retail space. Units will consist of studios, one-beds, two-beds, and three-bedroom apartments. 70 car parking spaces and 50 bike parking spaces will be provided.
The design features a glass tower volume perched atop a brick podium. The tower volume is carved with a recess that makes way for balconies and an outdoor deck, while the glass facade will be broken up by intermittent metal panels. Tenant amenities will include a gym, swimming pool, and coworking space on the third floor, and an outdoor deck resulting from the design will be perched on the 14th floor.
24 of the apartments will be set aside as affordable units, with the developer paying $1.87 million into the Neighborhood Opportunity Fund to offset the rest of the affordable housing obligation.
With Lendlease as the general contractor, the full construction permit is the final step before construction of the tower can rise. The $51.2 million permit comes after the $5 million foundation permit and tower crane permit were issued at the end of October and beginning of November. Construction is expected to last through the summer of 2023
