It's been nine months since Marquette Companies simultaneously broke ground on a pair of apartment buildings at the western edge of Fulton Market, and the fast-climbing structures have already topped off. The projects at 1400 and 1454 W. Randolph Street also have been given the names of Parq Fulton and Evo Union Park, respectively.
The taller of the two, Parq Fulton (perhaps the spelling is a nod to the BellyQ restaurant that was demolished to make way for the development?), has reached its final height of 26 stories. And crews have installed the tower's glass and dark metal facade up to at least the tenth floor. When complete, Parq Fulton will deliver 278 high-end rental units offered in studio/convertible, one-, two-, and three-bedroom layouts, and 10,000 square feet of ground-floor retail to the red-hot West Loop.
On the other side of Ogden, work continues on the Evo Union Park development, which is situated just north of its namesake green space. When our photographer swung by, crews had just poured ten of the building's eleven stories—but we trust the developer that the structure is indeed "topped-off." Like its sibling to the east, Evo Union Park was designed by Chicago architecture firm Brininstool + Lynch and is being built by Power Construction. It will contain a mix of 242 studio/convertible, one-, and two-bedroom rental units.
Both Randolph Street developments are on track to welcome renters in early 2022. Meanwhile, Marquette is eyeing even more apartments near Union Park and the adjacent 'L' stop. The developer recently received Chicago Plan Commission approval for a future 12-story, 210-unit rental building replacing the Women's Treatment Center property at 140 N. Ashland Avenue. There's been no word yet as to when that project is expected to break ground.
