Chicago-based Initium Development, joined by Alderman Timmy Knudsen and project partners, recently celebrated the groundbreaking of 2600 N. Clark, a mixed-use development in Lincoln Park. Located at the intersection of W. Wrightwood Ave and N. Clark St, the development is replacing a set of vacant one-story commercial buildings that have now been demolished

Designed by SEEK Design + Architecture and Pappageorge Haymes Partners, the five-story building will hold 48 residential units and ground floor retail space. 10 of the units will be set aside as affordable at an average of 60% AMI to meet ARO requirements.

On the ground floor, approximately 3,500 square feet of commercial space will front N. Clark St and W. Wrightwood Ave with a new Foxtrot location expected to occupy a portion of the retail space. The building’s residential lobby will front W. Wrightwood Ave. Residents will have access to a bike room with 48 bike spaces and a ground floor parking garage with 10 parking spaces accessed from W. Wrightwood Ave and the alley on the north side of the property.

The project’s groundbreaking comes as general contractor ENC Construction & Development has finished demolition of the former structures and prepares for foundation work to begin. The project’s foundation permit has already been issued and the team is awaiting issuance of the full building permit. The project is expected to complete construction in 2027.
