Developer Vista Property and general contractor Skender recently held a groundbreaking ceremony for a new 32-story mixed-use development at 370 N. Morgan in Fulton Market.
“This 494-unit building marks an exciting milestone for our team—our third major ground-up development in Chicago and the first step in a 1,500-unit master plan that will transform this site over time,” said Ark Latt, Chief Development Officer at Vista Property. “This development at 370 N. Morgan represents a long-term commitment to Chicago and the future of one of the city’s most dynamic neighborhoods.”
Designed by Antunovich Associates, the 539,000-square-foot residential apartment tower will feature 494 total rental units, with apartments ranging from studios to 2-beds, including 99 on-site affordable units.
A residential lobby, leasing offices, and 4,500 square feet of retail space will make up the ground floor, while a parking podium with 192 total spaces—20% of which will have EV charging capabilities—will extend from floors two to four. Residents will have access to ample outdoor amenities, including a 30th floor pool deck, a yoga terrace, fire pits, and outdoor grill kitchens. Inside, residents will enjoy a full-scale fitness center, co-working areas, a lounge, private event and dining rooms, a golf simulator, and various other common areas.
A new landscaped plaza will front the intersection of Kinzie and Morgan, and the exterior of the building will feature dark metal paneling with floor to ceiling windows atop a brick podium that encompasses the parking floors.
In late-2024, demolition on the site began with the removal of the old single-story Fox Deluxe Foods building. The project is expected to be completed in the second quarter of 2027, having commenced deep foundation work in late May 2025.
