Plans have been filed for a mixed-use project at 170 N. Green St. Home to the longtime Bridgford Foods processing plant, the site is bound by N. Green St to the east, W. Lake St to the north, and N. Peoria St to the west. Co-developed by Clayco division CRG and Shapack Partners, the nearly 1.5 acre site is currently home to the Bridgford Foods plant which is now being demolished.
With a design from Lamar Johnson Collaborative, the mixed-use plan is centered around a 40-story tower with two shorter midrise structures. The development would deliver 275 apartments, 150 hotel rooms, and approximately 350,000 square feet of office space.
The plan revealed through a zoning application submitted to City Council supersedes a previous proposal for the site by Bridgford Foods itself. The project from 2017 would have produced a 17-story tower with 314 apartments. Work never began on the site and the company sold the site to CRG in 2020 for approximately $60 million, according to a report from Crain’s.
The design consists of three connected towers, with the 40-story tower rising at the corner of W. Lake St and N. Peoria St. An open-air courtyard will create a void in the center of the property, with an outdoor space running east/west through the ground floor space. The plan calls for 235 car parking spaces and 97 bike parking spaces.
The developers will need approvals from the Chicago Plan Commission, Committee on Zoning, and the City Council to allow for the zoning change on site. A timeline on the project is currently unknown.
