Chicago developer Range Group has announced the start of pre-leasing at 465 Carpenter, a new mixed-use development at 465 N. Carpenter. Located at the southeastern corner of N. Carpenter St and W. Grand Ave, the project replaces a vacant two-story industrial building that was demolished to make way for the new project.
“With 465 Carpenter, our goal was to create a boutique residential community that feels sophisticated, welcoming and deeply connected to the character of the neighborhood,” said Brett Katz, principal and co-founder at Range Group. “The building offers a more intimate living experience within one of the country’s most dynamic mixed-use districts, combining timeless interiors, modern amenities and exceptional access to everything that makes Fulton Market and West Town so desirable.”
Designed by Hartshorne Plunkard Architecture, the five-story building will have 72 residential units, with a mix of studios, one-beds, and two-beds. Thoughtfully designed floor plans emphasize natural light, functional layouts and elevated finishes, while select homes offer private balconies. Each apartment is designed with a soft, modern aesthetic, with expansive windows, stainless steel appliances and light oak cabinetry.
Residents will have access to amenity offerings including a rooftop deck with east-facing skyline views, grilling stations and outdoor seating areas, along with a 24-hour fitness studio and coworking lounge with private focus rooms. Additional spaces include a pet wash, package and bicycle storage, and on-site parking with EV charging stations.
On the ground floor, approximately 3,600 square feet of retail space will front W. Grand Ave, with the residential entry around the corner on N. Carpenter St. The remainder of the ground floor wrapping back to the alley will hold 30 parking spaces.
Rising 80 feet in height, the building has been designed with rounded corners and a massing broken up with inset balconies along the N. Carpenter St frontage. The project’s facade will be made up of brick masonry with punched window openings.
McNea and Sons Construction has been serving as the general contractor for the project, which will wrap up as move-ins begin this summer. Cross Street is leading the leasing and marketing efforts for the building.
