The Chicago City Council has approved $2.86 million in TIF funding for the Hampton Inn Pullman at 11030 S. Doty. Planned by Pullman Hotel Group, the hotel project will rise on a currently vacant site just north of the intersection of S. Doty Ave and E. 111th St in Pullman.
With Beehyyve serving as the architect, the hotel development will stand four stories tall with 100 hotel rooms. The 62,000-square-foot project will include a business center, exercise room, indoor pool, a market store or gift shop and will offer complimentary breakfast service. 107 surface parking spaces will be provided for guests.
The $30.4 million development will be funded with $1 million in equity, $5.6 million in New Market Tax Credit equity, $2.86 million in TIF funding, a $5 million community development grant, $6 million from the Chicago Community Loan Fund, a $1 million CNI loan, $1 million from Greenwood Archer Financial, $7.5 million in C-PACE funding, and $500,000 in Hilton key money.
With City Council approval secured, the proposed TIF funding is confirmed for the project. The developer can now continue to finalize financing to achieve financial closing before construction is expected to begin in early 2026. A caisson permit for the project has already been issued and a full building permit is currently under review.
