The Chicago City Council has approved a rezoning to allow for a new Trader Joe’s location in Jefferson Park at 6200 W. Higgins. Formerly home to a CVS Pharmacy, the triangular property is bound by W. Foster Ave, W. Higgins Ave, and N. Melvina Ave.

Trader Joe’s will buy the 1.4-acre parcel and demolish the current 22,500-square-foot building on the site. Designed by OKW Architects, a new 15,500 square foot store would be built at the southeast corner of the parcel served by 106 parking spaces on the property.

The project also includes the need to vacate a city right-of-way, possibly an old bus lane or stop, that runs along a portion of the north end of the site. Trader Joe’s plans to purchase the right-of-way from the city.

With City Council approval secured, the site will be rezoned from RS-2 to B3-1 to allow for the retail development. According to 45th Ward Alderman Gardiner the store plans to open in Fall 2026.
