The Chicago City Council has approved a zoning change for a two-story office building at 2759 S. Lawndale. Located at the corner of S. Lawndale Ave and W. 28th St, the project is being planned by not-for-profit organization Beyond the Ball.

Designed by APMonarch, the two-story building will be designed with angular punched window openings in the brick facade. The building’s first floor will have the entry, a bathroom, and office spaces. On the second floor, the building will have a bathroom, offices, community space, a conference room, and a balcony. A one-story greenhouse will be attached to the back of the building with an existing two-car garage set to remain at the back of the site.

With approval secured, the site will be rezoned from RS-3 to B1-2 with a Type 1 designation which will include an administrative adjustment and variation for setback relief on the north side. A timeline for construction is currently unknown.
