Details and renderings have emerged for Park Manor Senior Residences, one of the projects selected by city officials for LIHTC funding back in March. Planned by ZPACT Developers LLC, SPM Properties & Development, and Park Manor Christian Church, the vacant project site is located at 8340 S. Martin Luther King Drive.
Set to stand five stories tall, the first phase will have 52 units made up of one-beds and two-beds to house independent seniors aged 63 and up. Residents will have access to a community room, health club, hair salon, green space, free Wi-Fi, and a transportation portal to shop for their daily needs. A police substation where officers can have lunch or grab coffee will be incorporated into the building.
Set to cost approximately $32 million, the approved LIHTC funding will aid in covering the cost of the project. If the development process goes as planned, the developers reported to Block Club Chicago that they expect to break ground in early 2025 and have the first residents move in by 2026.
