Chicago developer Seminary Properties and Management, Ltd. recently filed a zoning application with the city to build a transit-oriented development (TOD) at 3160 N. Broadway in East Lakeview. The project would rise four stories along Broadway but also includes a partial fifth-floor which would be set back 15 feet from the street. The proposed structure would top out at around 64 feet.
The North Side development would include 17 residential units—presumedly rental apartments based on their smaller size—as well as 1,770 square feet of commercial space and parking for 6 cars and 11 bicycles. An earlier version of the plan had called for 21 units and 7 parking spaces. Some residences boast private balconies, and every unit will have access to a shared outdoor terrace on the fifth floor.
The proposed project would demolish the existing two-story building at 3160 N. Broadway. The developer intends to save the old building's terra cotta accents, cornice, and coping pieces and incorporate them into the masonry facade of the new structure, which is designed by Chicago-based firm Sullivan Goulette Wilson Architects.
Seminary Properties is seeking a zoning change from B3-2 to B3-3 with a Transit-Oriented Development designation, which lowers the on-site parking requirement. The site is eligible as a TOD because North Broadway is considered a "pedestrian retail street" and the proposed building will be 1,320 feet from the Sheridan Road bus route and 2,200 feet from the Belmont CTA station.
