A construction permit has been issued for a four-story infill condominium development at 2215 N. Halsted Street in the heart of Lincoln Park. The new structure replaces an older two-story commercial building, which received its demolition permit on the same day.
The upcoming complex calls for eight for-sale residences with three or four bedrooms each and large balconies facing Halsted. There will be a rooftop deck topped by a pergola and an attached four-car rear garage. Underground parking can accommodate an additional eight vehicles.
The project comes from Halsted 2215 LLC (affiliated with Bak Home Development) and Hammond, Indiana-based Craft Architecture. In January, the team went before the Zoning Board of Appeals and received variances to increase the maximum height from 45 to 47 feet, reduce a setback requirement on the building's north side, and include residential use below the second floor.
The construction permit estimates the scope of the work at $1.5 million. Platinum Homes Development is listed as the project's general contractor.
