Structured Development has announced that sales have surpassed 50% at Harrison Row Townhomes, a for-sale housing development delivering 40 affordable townhomes near the intersection of W. Harrison St and S. Francisco Ave in East Garfield Park.

Created under Chicago’s Affordable Requirements Ordinance (ARO), the multi-phase development is reserved for qualified households earning up to 120% of the area median income (AMI). 

Two of the three phases at Harrison Row have sold out. Phase 1, comprising seven three-story, three-bedroom, 2 1⁄2-bath homes on Congress Parkway starting at $229,000, and Phase 3, comprising five three-story homes featuring four bedrooms and 2 1⁄2 baths, starting at $249,000, have sold out.

Phase 2, which includes 28 Kinexx-fabricated modular two-story duplexes on Harrison Street containing three bedrooms and 1 1⁄2 baths, has 13 sold or under contract and the remaining 15 are selling for prices starting at $245,000.

“Surpassing 50% sold at Harrison Row is a notable milestone and illustrates the need for for-sale workforce housing,” said Mike Drew, co-founding principal of Structured Development. “Many working-class Chicagoans struggle to find homes they can afford because they earn too much to qualify for traditional low-income housing programs but can’t afford to purchase market-rate homes. This is especially true when it comes to larger three- and four-bedroom homes suitable for families, and this is exactly the type of housing we created at Harrison Row.”

Harrison Row offers opportunities for lower-income families to achieve homeownership while helping Structured Development fulfill its obligation under Chicago's ARO for Wendelin Park, Structured’s latest residential community in Lincoln Park’s Clybourn Corridor.

Under the terms of the ARO, Harrison Row Townhomes are required to remain affordable for at least 30 years. Qualifying buyers are sourced through the Chicago Housing Trust (CHT), a nonprofit corporation administered and staffed by the Chicago Department of Housing that seeks to preserve the long-term affordability of homes created through city programs, including the ARO.
