A mixed-use development has been proposed at 6750 N. Northwest Highway. Currently the home of the M.J. Suerth Funeral Home, the project site sits at the corner of N. Northwest Hwy and N. Oshkosh Ave. RedStars Properties LLC is the developer behind the plan.
Designed by Axios Architects, the development would see the construction of two identical mixed-use buildings. Standing 79 feet tall, both five-story structures would have 40 units, making a combined total of 80 luxury rental apartments with a mix of 48 two-beds and 32 three-beds. Rents would be $2,750 - $2,950 for two-beds and $3,200 - $3,350 for three-beds.
Located near the Edison Park Metra station, the transit-oriented development is planned to have just 67 parking spaces split between the two buildings. The ground floor of each building would also include a total of four retail spaces. Residents would also have access to an amenity suite including a business center and conference room, fitness center, grilling alcove, on-site laundry, pet-washing station, and bike room. To meet ARO requirements, the developer would provide eight affordable units on-site and pay a fee in-lieu for the remainder.
Recently presented to the community, neighbors expressed concerns over the project’s density, its lack of sufficient parking, its modern design, and its potential impact on traffic. The requested zoning change is contingent on receiving aldermanic approval from Alderman Napolitano after gathering feedback from more meetings that are planned for the project.
