A zoning application has been filed for a three-tower condominium development at 1325 W. Fulton. Proposed by Sulo Development and Sterling Bay, the project site is a full block site along W. Fulton St from N. Elizabeth St to N. Ada St. Currently a vacant property, the site was previously envisioned as an office development site.
With New York-based KPF teaming up with local Park Fowler Plus, the project’s design consists of three towers on the site, with one on each corner and one centered along W. Fulton St. The building’s will have their individual residential lobbies at their base with a restaurant located midblock under the center tower. Two motor courts are located between the three buildings and connect into the parking podium that will hold a total of 364 parking spaces for the buildings.
With the project planning to build all condominiums, the three towers will hold just a total of 243 for-sale homes. The eastern tower within Subarea A will hold 83 condos in a 438-foot-tall tower. The center tower, located in Subarea B, will hold 54 condos in a 301-foot-tall tower. The western tower, situated in Subarea C, will be the largest building, holding 106 condos in a 538-foot-tall building. Outdoor amenity decks will be located on top of the parking podium that stretches across the entire site.
As a residential development, affordability requirements still apply for the condominium project. In lieu of building affordable units, the developers will pay a fee in-lieu of approximately $5.3 million to cover their affordability requirement.
To allow for the scope of the project, the developers are seeking to rezone the site from M2-3 to DX-7 with an overall Planned Development designation. The team will pay into the Neighborhood Opportunity Fund to get an additional 4.5 FAR bonus. Approvals will be needed from Alderman Burnett, the Chicago Plan Commission, the Committee on Zoning, and City Council.
