The Chicago Plan Commission has approved a residential development at 3746 S. Michigan. Planned by Capricorn Design + Build LLC, the project site is located midblock along S. Michigan Ave near the intersection of S. Michigan Ave and E. 37th Pl and is currently vacant.

Designed by Hanna Architects, the four buildings will all stand four stories tall each standing approximately 53 feet tall. The four buildings have been designed as articulated brick masonry structures with front balconies overlooking the street. The buildings have a consistent height but use different brick colors to differentiate between them as well as either a masonry cornice or metal mansard roof.

With a total of 90 apartments, buildings A and D will have 22 units each while buildings B & C will have 23 each. To meet ARO requirements, 18 of the units will be set aside as affordable at an average of 60% AMI. Across all four buildings, the development will have 19 one-beds and 71 two-beds.

Residents will have access to shared rooftop decks on each building as well as 14 parking spaces per building split between nine spaces inside the basement of the building and five spaces outside along the alley. 26 bike parking spaces will also be located in the basement of each building.

To allow for the scope of the $24 million project, the developer is seeking to rezone the site from RM-5 to RM-5.5 with a Planned Development designation. With Plan Commission approval secured, the project can seek final approvals from the Committee on Zoning and full City Council. If approved, the developer is looking to start construction in March 2026 and finish construction of the first building in December 2027.
