Later this month, the Chicago Plan Commission will review the proposed residential development at 2120 W. Webster in Bucktown. Planned by New York-based Validus Capital operating under 2219 North Hamilton LLC, the project site is located at the northeast corner of the intersection of W. Webster Ave and N. Hamilton Ave. The site is currently a surface parking lot as part of the St. Hedwig’s Church campus.
Designed by SPACE Architects + Planners, the new development would be a 40-foot tall, three-story residential building. The exterior would be clad in face brick with stone banding and a stone base. The structure would be topped by brick corbeling and a stone coping. Stone signage from the 2219 N. Hamilton building would be relocated to the south facade of the new building.
The project will deliver 12 new residential units with a unit mix of 2 studios, 4 one-beds, 4 two-beds, and 2 three-beds. The project will include 2 affordable units at a weighted average of 60% AMI. There will be no car parking spaces included for the project.
If the Chicago Plan Commission approves the project, the site’s Planned Development will be updated to allow for the new construction. The approximate $3.8 million development is expected to take 14 months to build once fully approved and permitted. Further approvals will be needed from the Committee on Zoning and City Council after Plan Commission approval is secured.
