A residential conversion is being proposed for a vacant church at 3300 W. Pierce. Recently presented to the community during a 26th Ward community meeting, the project is being planned by Vandy Projects. Located in Humboldt Park, the vacant church is located at the corner of N. Spaulding Ave and W. Pierce Ave.
The project plans to convert the long-vacant church into 20 new residential units. 30% of the units will be designated as affordable at an average of 60% AMI with the remaining units planned as workforce housing rented at 80-100% AMI. The building’s unit mix will include two one-beds, 13 two-beds, and 5 three-bedroom units.
On the exterior, the project will include roof improvements, foundation repairs, window replacement, sidewalk repair, and a northeast-facing mural with community arts partners.
To mitigate the impact of on-street parking from residents, the developer is planning to provide resident parking within a half-mile radius of the building. Currently they have identified multiple lots that would be sufficient for 20 parking spaces and will finalize details as the project proceeds.
To allow for the scope of the $5.5 million project, the developer is seeking to rezone the site from RS-3 to RM-5. Approvals will be needed from the local alderman, the Committee on Zoning, and City Council. If approved, construction would take 13 months to complete.
