A residential development is being proposed at 1239 N. Wood. Planned by 1429 N Wood St LLC, the project is located on the southeast corner of N. Wood St and W. Potomac Ave where the existing building currently stands.
After a number of iterations, the developer is not seeking to do a previously planned two-story addition on top of the existing building due to extra costs that would be required to shore up the foundation. This adjustment also addresses previous resident concerns to the north of the site regarding the height of the building
Designed by Laszlo Simovic Architects, the new scheme looks to add a four-story addition on the rear courtyard of the project site. The four-story building would then host a total of 26 residential units with 13 parking spaces. On the ground floor, 13 parking spaces would be located on the footprint of the new addition along W. Potomac Ave, with five units using up the rest of the floor plate. The residential entry would be located off N. Wood St. The upper three floors would now have seven apartments each with a large roof deck on top of the building.
Topping out at approximately 68 feet, the building’s masonry would be complemented with cast stone cladding the four-floor addition over the existing building and on all floors of the new addition along W. Potomac Ave.
The developer is seeking to rezone the site to RM-5.5 with a Type 1 zoning amendment. If Alderman La Spata approves the project, further approvals will be needed from the Committee on Zoning and City Council.
