Residential development proposed at 2411 W. Congress

A zoning application has been filed for a proposed residential development at 2411 W. Congress. Planned by 4Corners LLC, the project site is located just west of the intersection of W. Congress Pkwy and S. Western Ave. The two-story building currently on the site is a rectory building of the Catholic Bishop of Chicago which will be demolished to make way for the project.

Designed by Kennedy Mann, the new five-story building would stand 62 feet tall and include 58 residential units, 25 car parking spaces, and 58 bike parking spaces with no commercial component.

The building’s ground floor will have a residential lobby with package room fronting W. Congress with two apartments filling out the street frontage on the ground floor. The remainder of the ground floor will include a bike room, resident storage, and an interior parking garage with 25 parking spaces. 

The upper floors will consist of four residential floors with 14 units per floor. In addition to the ground floor units, the total unit count of 58 apartments includes 20 studios, 30 one-beds, and 8 two-beds. Most units on the upper floors have private balconies.

To allow for the scope of the project, the developer is seeking to rezone the site from RT-3.5 to B2-3. Approvals will be needed from the local alderman, Committee on Zoning and City Council.
