A residential development is being proposed at 3100 N. Western in Roscoe Village. Planned by 3102 North Western LLC, the project site is located at the northwest corner of W. Barry Ave and N. Western Ave. An existing three-story structure will need to be demolished to make way for the new development.
Designed by MC & Associates, the new building would stand five stories tall reaching approximately 55 feet in height. The project would have 26 residential units, 12 car parking spaces, and 16 bike parking spaces.
The building’s ground floor would have the residential lobby facing W. Barry Ave flanked on either side by two residential units. The back of the ground floor would have a bike room and interior garage parking for five cars. Seven more car parking spaces would be located outdoors along the alley.
With a total of 26 residential units, the upper four floors would have six residential units per floor. All rental apartments would be two-bedroom configurations and have private balconies. Five of the apartments would be set aside as affordable to meet ARO requirements.
To allow for the scope of the project, the developer is seeking to rezone the site from RS-3 to B2-3. Approvals will be needed from the local alderman, Committee on Zoning, and City Council.
