A residential development is being planned at 3102 N. Western. Planned by 3102 North Western LLC, the project site is located just off of the intersection of N. Western Ave and W. Barry Ave. The development is set to replace two vacant parcels, one of which contains a vacant two-unit structure.
Designed by MC & Associates, the proposal calls for a four-story residential building standing approximately 50 feet tall. The project will include a total of 14 apartments with no retail space. Residents will have access to eight parking spaces. To meet ARO requirements, three of the apartments will be set aside as affordable.
The project’s ground floor will front N. Western Ave with the residential lobby, a studio apartment and a two-bedroom unit. The back of the ground floor will include four parking spaces with four more parking spaces outside along the alley. The upper three floors will have four apartments per floor with all of them two-bedroom configurations with balconies on the front and back of the building.
To allow for the scope of the project, the developer is seeking to rezone the site from RS-3 to RM-5.5. Approvals will be needed from the local alderman, Committee on Zoning, and City Council.
