A residential development has been proposed at 3759 N. Western. Located at the southeast corner of the intersection of W. Grace St and N. Western Ave, the project will combine an existing three-story building on the corner with a new five-story addition. Planned by 4Corners LLC, the project would demolish the existing one-story structure on the property.
Designed by Kennedy Mann, the project would retain the existing three-story building at the corner while adding a five-story building on the southern portion of the property. The overall project will combine the existing 10 residential units with 21 new apartments for a total of 31 dwelling units.
On the ground floor, the existing building’s retail space will remain with access to space into the basement. Two residential duplex units along W. Grace will also remain. A bike room with 34 spaces will be located in the basement of the existing building. The ground floor of the new building will have an accessible one-bedroom unit along N. Western Ave in addition to the residential lobby. Six interior parking spaces will also be included.
On the upper floors, the existing building will have its eight remaining units split into four per floor. The new addition will have five units per floor with the front unit having a private balcony overlooking N. Western Ave. The building’s unit mix will include 15 one-beds, 12 two-beds, and four three-beds. To meet affordability requirements, the developer will provide 20% affordable units on-site.
To allow for the project, the developer is seeking to rezone the site from B3-2 to B2-3. Approvals will be needed from the Committee on Zoning and City Council. If approved, construction could start in August 2026 and work would be completed in May 2027.
