A residential development has been proposed at 5638 N. Ashland. Planned by Mackinaw Development LLC, the project site is located midblock along N. Ashland between W. Hollywood Ave and W. Olive Ave. Three residential structures that currently occupy the site will be demolished to make way for the project.
Designed by MC & Associates, the project would take shape as a five-story residential building reaching approximately 53 feet in height. The project will feature 27 residential units, including 5 affordable units to meet ARO requirements. Residents will have access to 12 parking spaces, with four inside the building and eight located outside along the alley.
On the ground floor, the building will front N. Ashland Ave with the residential lobby centered flanked by a residential unit and a bike storage room. Three residential units will be located on the ground floor, and the interior garage will provide space for four parking spaces.
The upper floors will have six units per floor to reach a total of 27 units. All of the units will be two-bedroom layouts and have private balconies.
To allow for the scope of the project, the developer is seeking to rezone the site from RS-3 to B2-3. Approvals will be needed from the Committee on Zoning and City Council.
